The company’s journey began in 2007 with the launch of Puteri Bayu 1, a three-block serviced apartment comprising 266 units. In the same year, AAR Group expanded into the industrial sector with the development of Desa Cemerlang Industrial Park, featuring 50 detached industrial factories spanning approximately 100 acres.

2013
In 2011, the company introduced Greenfield Regency, a five-block serviced apartment development offering 1,310 units, setting a new benchmark for modern living. This was followed by Molek Regency in 2013, a prestigious three-block serviced apartment with 1,050 units, further strengthening AAR Group’s reputation as a trusted developer.
2024
AAR Group has also made a significant impact in the industrial sector. SA88 Industrial Park, located in Senai Idaman, features 2-storey semi-detached, detached, and cluster factories along with dormitory services, providing businesses with efficient and modern industrial spaces. This highly anticipated project was officially launched in August 2024 and is now open for sale, offering an excellent investment opportunity for business owners and investors.

The company’s latest project, Ponderosa Regency, was officially launched on March 21, 2025, and is now open for sales. Mr. Woo Wai Onn | Founder of AAR Group
Mr. Woo Wai Onn, aged 66, is an entrepreneur with over four decades of experience spanning finance, manufacturing, and property development. A graduate in Finance and Accounting (1983), Mr. Woo began his business journey in the manufacturing sector, where he founded and expanded the STX Group of Companies, a reputable manufacturer specializing in high-precision metal and aluminium components serving international markets.
Visionary Growth and Development Journey
Driven by a vision to create sustainable, high-quality communities, Mr. Woo ventured into the property development industry in 2006, marking the beginning of a remarkable journey that reshaped the real estate landscape of Johor Bahru. Over the years, he has successfully led and completed numerous landmark developments that reflect his dedication to innovation, practicality, and long-term value creation.
To further expand his development vision, Mr. Woo founded AAR Group, a privately held property investment and development group focused on delivering innovative, lifestyle-driven, and sustainable mixed developments across strategic locations in Johor and beyond. Under his leadership, AAR Group has established a strong track record with a diversified portfolio encompassing residential, commercial, and industrial projects.
Mr. Kenny Woo | Director
Mr. Kenny joined AAR Group in 2014 and has since played a pivotal role in the Group’s growth and development. With over a decade of experience in the organization, he is actively involved in the strategic planning and execution of the Group’s residential, commercial, and industrial developments.
As a hands-on leader, he oversees project development teams across key flagship projects, ensuring delivery from concept to completion with strong emphasis on quality, efficiency, and market relevance. His portfolio includes Molek Regency, SA88 Industrial Park, Ponderosa Regency, and Alpha Austin Industrial Park (AAIP), as well as the Group’s upcoming mixed development in Bandar Dato’ Onn.
Under his leadership, Molek Regency received industry recognition, including Development of the Year 2019 and Best Residential High-Rise Development 2019 by iProperty.com Malaysia, reflecting his commitment to excellence and innovation.
Kenny continues to drive operational performance and strategic growth within AAR Group, focusing on delivering sustainable developments that create long-term value and strengthen community impact.
